			<content:encoded><![CDATA[<p>Wow the smell of spring and the buzz in the air, as people start to head out doors again and the birds start to sing, their is a fresh cleansing in the air.  History has shown that from September through to December is Peak selling period.  It is when most have a spring clean and a new energy for change and/or movement.</p>
<p>If you were thinking of selling and were not sure when then may I suggest now&#8230;.  We are all waiting in anticipation for the outcome of the election and as soon as that is announced a buzz will occur in the market again.  For those of you who have made it through the winter with your house for sale and are now feeling tired and eager to move&#8230;.be patient&#8230;  Give the house a spritz, open the windows clean out the cob webs and give the property a new feel for the spring.</p>
<p>The enquiry rate will start to pick up, so review your photos and descriptions online and perhaps arrange a few open for inspections.  It is important that you snap back into positive mode.</p>
<p>Over the winter months we have kept up steady enquiry with quite a few properties going to contract and now settling.  It would seem the properties getting most of the attention are priced in a competitive price point and tend to sell quite quickly.  Our lower end is still moving really well and I believe it will continue.</p>

			<content:encoded><![CDATA[<p>As a matter of interest the other day I did some statistics on our enquiry rate and the percentage that came from each website.  Now the heavy weights would have you think that majority of the enquiry would come through realestate.com.au&#8230;..not true!</p>
<p>Admittedly they were up the top however, interestingly they were equal to domain.com.au if not domain.com.au inching a bit in front.  It would seem that a lot of quality enquiry comes through domain.com.au rather than people who are simply observing and are not in buying mode yet.</p>
<p>There is a big tip from the southern states Victoria and NSW in particular, prefer to use Domain.com.au which I found quite interesting.  The other thing that I found was that homehound.com.au and myhome.com.au where picking up 10% of the enquiry with the rest in the 10% bracket.  Now most of this enquiry is feed through Google base.</p>
<p>When you search for a property through Google base property mapping it brings up all the listings in the area and street you are looking at, so you can very quickly assess the market in that area and ensure you are viewing every property no matter what portal they are listed on.</p>
<p>The most amazing thing about listing with Vode Property is that your listings are feed to so many portals that the google spiders find you much quicker and your property is shown up in lots of search engines.  So in english this mean you get much more exposure because of our link capabilities.</p>
