When I decide to list my property as an Agent Assisted listing, What happens next?

When you decide to list your property for sale you simply go to our website www.vode.com.au and click on ‘list your property‘. It will take you to a screen which explains what to do next, you simply need to set up your account by clicking on the link

Once you have set up your contact details and clicked on ‘create‘, it will take you to the dashboard. In here you can click on ‘residential listing‘ to create a new listing, this is the area where you can edit your listing in the future if you want to make any changes.

So you need to write down your username and password as you will need this in the future.

The more information you put in here the better, as this will be on display on all the web portals for your prospective buyers. Once you have uploaded your listing with all your photos you need to go back into www.vode.com.au website to make a payment, if you simply click on list your property, making sure to click on $299.00 for new subscription.

Once you have made your payment an email will come to us and we will make your listing live.

How will I get notified of Buyer enquiry?

We will email, text and call you whan you have enquiries on your property so that you can return their call or message, to arrange an inspection, or provide then with more information.

We will forward any enquiry on to you as soon as we get it, we will reply to the buyer immediately notifying them that their enquiry has been forwarded to the owner and they will get back to them asap.

Do you have a negotiation and contract preparation service?

Yes we have a service of handling the negotiation of your property on your behalf, follow this link for more information. The fee for this service is 0.5% of the purchase price plus 10% GST and that includes negotiation of the contract, contract preparation in conjunction with solicitor of choice and also full contract execution and forwarding onto solicitors.

What size photos can I upload to Vode Property?

We recommend that your photos be a minimum of 800 pixels wide and 600 pixels high.  If they are any larger then the system will crunch them down and distort them.  Try and use high resolution shots, as this is the window to your property, and good photos sell Real Estate.

Do you recommend professional photography?

Yes we recommend professional photography because first impressions count, with so many people viewing property on the web, photos become the difference between and enquiry and no enquiry.

We recommend if possible that you get professional photos of your property, the photographer will supply you with a web size photos as well as print size photos.  You then simply add the web size photos.  We have photographers in most areas that we can recommend.  They usually charge $200 for 10 photos which is sufficient for most properties.

Do you supply ‘For Sale’ signage to erect out the front of my property?

Yes we do have 900 x 600 signs available for purchase, if you simply click on the ‘List Your Property’ button or follow this link, it will take you to a section where you can order one.  Our signs cost $77.00 each including postage.  If you would like to view one of our signs please follow this link.

I have uploaded my property and now can’t get back into my listing?

So you have uploaded your property and now can’t get back in to edit your listing or simply complete it for uploading to the internet.

You can either follow this link or type this web address into your browser  http://agentpoint.agentaccount.com.

This will take you to the login page.  Then simply type in your username and password.

I have had over 200 views of my property and I have only had 1 enquiry, Why is this so?

Buyers use the internet now as an annomous shopping mall, many people who view your property are doing it for a lot of reasons the most common ones are for:

Research – they are looking to sell their house in the future and are getting an idea on price and also presentation of your property online.

Buyers – Of Course buyers who are ready to buy and ones who are starting to research the market and make comparisons of listings around the area they wish to purchase.  Some buyers can research for up to 12 months before they actually buy, they become absolute experts in an area and most of the time know more about prices in an area than some agents.

Real Estate Agents – Real Estate agents are always scanning the internet in fact nearly all of them have subscriptions to the main web portals so as soon as a property gets listed they know about it.  Remember this is their profession and the good agents are all over it.  They will endeavor to win your business and gain your listing because that is their income.

Valuers – Valuers also spend a lot of time on real estate web portals researching property recently listed for sale and sold.

So out of all of the above group you could make an assumption that 25% of those people viewing are actually buyers.

To improve the chance of a sale and also a buyer actually emailing you for an inspection you have to make your listing very attractive to them.  This is done by online presence of course, information, photos and floor plans.  So ensuring they are top quality and always refreshed is paramount.

The other piece of advice I can give you is…..if a property hasn’t sold, then it is about price and promotion always, you need to bring your price in alignment with the current market conditions.  A slight price adjustment can sometimes bring you the enquiry you are after.

I am thinking of having some Open For Inspections, How do I advertise them?

Thats Easy!  If you simply login to your account here, type in your username and password.  Your listing will then display, if you click on open, you can register your day, date and times in their.  This will then feed to all your subscribed web portals.

I suggest you make your opens for no longer than one hour, 1/2 hour is best.  This means all buyers come around the same time and it causes a natural excitement in the home and if a few are interested it increases your chance of a quicker sale.  It also means you can do other things on the day and you are not waiting around all day for people to arrive unannounced.
